How Much Does Flooring Cost?
- The answer is simple - it depends on the type of flooring, and how much you're buying.
- All flooring is charged per square metre, and can range from $15 to $200+
- Installation can be provided by the flooring company (retail to installation solution), or you can hire installation professionals privately (which can work out to be cheaper). However, if you go privately and something goes wrong with the installation, it can be problematic to resolve and you may find yourself in the middle.
- Flooring, no matter your budget, will be a significant home improvement expense. This guide explains the ways to purchase flooring with confidence.
Which floor type is right for my home?
There are so many choices; hardwood, laminate, engineered wood, tile. It’s understandable to question where to begin. Key considerations include:
- Budget – how much are you prepared to spend? Flooring materials are quoted as a cost per square metre, with installation costs driven by overall size.
- Resistance to denting – how strong is the material? If you’re prone to dropping things, or have kids, a durable surface is essential.
- Potential for fading – how sunny is your home? Fading can affect some flooring, so if this is likely to be a risk, look for anti-fade flooring.
- Resistance to moisture – if moisture is entering the home through the floor, it’s important to address this with a proper moisture barrier before any flooring is installed. Without treatment, moisture can damage flooring and also create health risks such as mould. Even in homes without underlying dampness issues, some flooring types (such as solid wood and engineered wood) are more sensitive to changes in moisture than others.
Types of Flooring
The best people to talk with about flooring are flooring companies, and we list ten trusted professionals below. However, as a general idea, there are four main types of flooring, as well as tiles, carpet, resin and polished concrete options.
- Solid Wood Flooring
- Engineered Wood Flooring
- Laminate Flooring
- Vinyl Flooring
- Tiles
- Carpet
- Resin
- Polished Concrete
Buying flooring - five things to know before making a purchase
- Sample sample sample – don’t make the mistake of going with your first impression. Compare different samples side-by-side and place them where they’re going to be installed. Look at them from different angles at different times in the day when the light is different.
- Be prepared to shuffle floorboards from different packs of using laminate – your eye may pick up a repetitive pattern within one pack, so shuffling them around prevents this and gives variety to the layout.
- Measure with precision – to calculate how much flooring you’ll need, measure the room’s square metre dimension by multiplying its length times its width. If a room is oddly shaped, divide the space into smaller rectangles and add them together. A general rule is to take the total and buy 5% to 10% more to allow for mistakes, bad samples, and waste. You can also use the surplus for repairs later on.
- Know your home’s traffic patterns – ‘high traffic’ areas include entryways to rooms and the front door. If you have pets and kids, strongly consider resilient flooring. Flooring that wears quickly will erode the value of your home as first appearances matter.
- Unpack flooring and let it breathe – before installing wood or laminate flooring, unpack it where it will be installed and let it breathe. A suggested time is two to four days. This ensures that the flooring’s temperature and moisture content will find its equilibrium in the room. By letting the flooring adjust to its new surroundings, buckling and unsightly gaps between boards will be avoided.

Four proven ways to save on flooring
- Check prices with wholesalers – such companies purchase flooring directly from manufacturers and don’t add a margin like a retailer/all-in-one flooring company does.
- Do the preparation work yourself – you can save money by removing your existing flooring or carpet and move your furniture.
- Make minor concessions on the type or grade of wood – you can often save a lot by doing this without compromising on hardness or style. Any difference may be superficial but could save you $1,000+.
- Schedule the work for winter – June to September are the slowest months for flooring specialists, so you have a better chance of negotiating a cheaper installation cost.
